Types of Flat Roofs

Built-Up Roofing Membrane
(Tar And Gravel)

Built-up roofs are essentially manufactured on site. They consist of multiple layers of various felts that are adhered with layers of hot or cold asphalt. Built-up roofs have the longest proven history of effective performance, providing ease of maintenance and repair while being highly resistant to the elements so long as all drainage concerns are addressed.

Modified Bitumen Roofing (MBR)

You may be familiar with the sight of torches on rooftops laying down sheets of bitumen to create a new flat roof. This type of roofing is called “torch-on” roofing, and it uses an asphalt-based tiles (modified bitumen) with a durable top coating to seal and protect a building’s roof. By heating up the backside of these tiles, each one is laid down and torched into place to create a seamless finish.

Membrane (Single-Ply) Roofing

Rubber Roofing (EPDM)

EPDM (which stands for ethylene propylene diene monomer) is a synthetic rubber which is commonly used in roofing. This material is highly durable, making it a perfect fit for single-ply membrane roofs.

Here are some of the reasons why people choose to use an EPDM rubber membrane for their flat roofs:

  • It offers an easy installation
  • The material is lightweight while still resisting scuffs and tears
  • If there ever is damage or a leak, EPDM is simple to patch and repair

Compared to other products, EPDM does absorb more heat. Also, it usually costs a bit more than alternatives such as built-up roofing or modified bitumen. For these reasons, EPDM may be a good solution for new homes, but it might be a bit excessive for those that are aging.

PVC Roofing

For a long lasting product on a tighter budget, PVC roofing may be ideal for new flat roofs. This type of roofing works well on flat and low-slope roofs, especially given its strength and longevity. All roofing products will wear down over time though, and PVC is lacking in its ease of repair. If your roof sees heavy foot traffic, especially in the winter, it’s probably best to look elsewhere!

Thermoplastic Olefin (TPO) Roofing

For new flat roof construction, TPO might just be the best available material. A relatively new product, TPO roofing membranes are growing in popularity for their ease of installation, maintenance, and flexibility. Additionally, it is a naturally reflective material which means that it provides excellent energy efficiency in comparison to traditional flat roofing materials.

Together, these are the reasons that TPO works great for flat roofing on commercial and residential buildings.

Which roofing material is best for a flat roof?

That will depend on whether you need a strong material that can support regular foot traffic like rubber or TPO. If not, the commonly used modified bitumen and torch-on roofing materials will provide excellent durability for many years to come.
